Office leases

If you are going to commit to an office lease, there are various issues you should be aware of before you make a long-term commitment. You should particularly consider and plan for the different fees and costs you are likely to incur, including:

• Legal fees
• Set-up costs
• Service fees
• Maintenance fees

Serviced office space

If your company is a start up or early-stage company, you may wish to take serviced office space in one of the many flexible office centres across the region (see promotion boxes on the right). These generally offer a short-term licence agreement for a workspace of your own. Should you need to, you can usually move up within the same business centre, allowing you to grow over time.

Co-locating within a managed office space often offers you flexible terms and a flat fee that covers rent, rates and utilities – in fact, everything bar your phone calls and Internet connections, which are usually billed separately.

Desk space

If all you really need is a desk and a filing cabinet, this can often be a good way to start your business. By taking desk space in a shared office, probably under a short-term licence agreement as in the previous section, you control your costs and commitment to manageable levels.
